When possessions have filled a room or spread through a property, explaining the job can feel difficult. Begin with the spaces you want cleared and the access you know about; there is no need to supply a personal history with every photo.
We discuss the contents, what must remain and the boundaries of the work. A general cleanout is not a promise of hazardous-material handling, remediation or specialist treatment. Describe concerning conditions before anyone is asked to enter or load.

Your hoarder cleanout quote
| Your load | Load guide | Your quote |
|---|---|---|
| Single item | Single item | $99 |
| 1/8 load | $169 | |
| 1/4 load | $245 | |
| 1/2 load | $375 | |
| 3/4 load | $425 | |
| Full load (our truck or trailer) | $475 |
Labor-heavy jobs (attics, crawl spaces, long carries) may cost more.
Unknown substances, unsafe access or specialist cleanup needs must be disclosed and reviewed separately.
The amount of material and the effort to access it determine the work. A quote must account for the actual rooms and conditions, not an invented whole-property flat rate.
How can I begin without explaining the whole situation?
Describe the space to clear, your immediate priorities and the access. Keep photos focused on the contents and avoid sharing unrelated documents, faces or personal history.
Can I choose what stays during a larger cleanout?
Yes. An authorized person needs to identify keep items and the contents that may be removed. The scope should be clear before work, rather than left to guesses while loading.
Does this include hazardous-waste removal or remediation?
No. Do not treat a general cleanout request as acceptance of hazardous materials, contamination or specialist treatment. Describe any concerning conditions so the limits can be discussed.
What helps you prepare an upfront cleanout quote?
Wide views of each included room, the exit route and known heavy or unusual contents help. Photos should be taken only from safe positions; difficult access needs its own review.
